Home Buyers' Grant

When you purchase your first home and get the first home buyers' grant, is it 12 months you have to stay in the house for being renting it out?  Can't remember, can't think straight.  Are there ways around that like you have to move for safety reasons?

Re: Home Buyers' Grant
I have just bought my first home as of last Thursday and got the first home owners grant. On the letter I received it states:

"The Grant will be paid on the condition that all of the above applicants occupy the home as their principal place of residence for a continuous period of a least 6 months commencing within 12 months after completion of the eligible transaction."

In other words for the first year you have to live there for a least 6 continuous months.
Not sure what happens if you Have to move. Have you Googled it? There might be some info on the website.

Re: Home Buyers' Grant

this is what i believe is to be true also.... As long as you reside in that property for 6 months within that first 12 month period all is good...

My dear friend has just bought a house and he is renting it out to the previous owners for the first 6 months and then he and him girlfriend are living in it for the last 6 months and then so on.....

Good Luck.

Re: Home Buyers' Grant

There is a way around that and that is to privately rent it out without no legal contracts. I have done that with my first house and my friend is also doing it now as well. We have given them 6 months prob which makes up your time and then start a new legal contract after that.

Advertise local paper cant use real estates  ect. And dont tell anyone that doesnt need to know.

Hope this helps

Hi ,I can not be entirely sure but I know the ppl that bought my parents place they could not rent the second house out until 12 months ( there was 2 houses on one block the new owners lived in one and the other sat vacant for 12 months )as it was through home owners grant and also not an investment property .Hope this has helped you out a little.

Re: Home Buyers' Grant
I believe you have to move in within 6 months and that you have to be in for something like 2 years.  Not entirely sure.  Only remember this because one of our landlords got into trouble for breaching it.  Big fine!  He was a pig anyway.  And I don't think you can get out of it.  Sorry, the grant is there so you can live in your home.  If you are buying the property for income, then you don't get the grant.  Any real estate would be more than happy to talk to you about it.  They are the ones in the know after all.  Hope you can find what you're looking for soon.
